The size of the floor
Square footage is the starting point. A one-car garage, a standard two-car and an oversized three-car with a shop area are very different jobs in material and labor. We measure on site rather than guessing from a "2-car" or "3-car" label, because those vary a lot from house to house.
Basements, patios and shop floors are priced the same way: by the real area and what that area needs.
The condition of your concrete
This is the factor that surprises people most. Two garages the same size can be priced differently because one slab is in good shape and the other needs repair work before any coating goes down.
- Cracks. Every crack gets routed and filled with semi-rigid polyurea so it won't telegraph through the coating.
- Spalling and pitting. Flaking, pitted concrete from years of road salt has to be repaired and leveled first.
- Exposed rebar or deep damage. Some floors need real structural patching. See a rebar repair we did, before and after.
- Old paint or coatings. Anything already on the floor has to be ground off so the new system bonds to bare concrete.
- Moisture. Vapor coming up through the slab ruins cheap coatings. We check for it during the estimate.
We repair the floor before we coat it. A quote that skips this step will look cheaper and fail sooner.
The finish you choose
Most garages get our full flake system: diamond grinding, polyurea crack repair, a 100% solids epoxy base, a full broadcast of flake and a polyaspartic top coat. Every floor gets that full system, with no tiered packages to pick between.
Other finishes change the labor involved:
- Flake is the most popular for garages. It hides dirt, adds grip and comes in 20+ blends. Browse the colors.
- Quartz is common for patios and high-traffic areas.
- Metallic is a hand-worked, one-of-a-kind finish that takes more time to install. More on metallic floors.
Steps, stem walls and extras
Some floors include areas beyond the flat slab:
- Stem walls (the short concrete walls around the edge of many garages)
- Steps into the house
- Thresholds and approaches at the garage door
These can be coated to match the floor, but they're decorative. Vertical surfaces and steps can't be prepped the same way as the flat slab, so they end up with a rougher texture and aren't covered by the floor warranty. We'll talk through what makes sense for your space and spell it out in the quote, so nothing is a surprise later.
What should be included in the price
When you compare quotes, make sure each one covers the same work. Ours always includes:
- Diamond grinding to a CSP 2 to 3 profile
- Routing and filling cracks with polyurea
- A 100% solids epoxy base coat (or a full polyaspartic system)
- A full broadcast of your flake blend
- A polyaspartic top coat in two cross-direction passes
- Cleanup, and a 15-year warranty covering adhesion, peeling and delamination
It's one flat rate for the full system. No line items to decode and no upsells on install day.
Why the cheapest quote usually costs more
Low quotes almost always save money in one of three places: prep, materials or thickness.
- Acid etching instead of grinding. Etching is faster and cheaper, but it doesn't open up the concrete the way diamond grinding does, so the coating doesn't bond as well.
- One thin coat. A single layer of epoxy with no proper top coat can peel where hot tires sit and will yellow in the sun.
- Skipped repairs. Coating over cracks just hides them for a season.
